PREAMBLE
This statement sets out the privacy practices and policies of IGR Mortgage Services (“IGR”) in relation to any information that you may share with IGR in connection with your loan application.

In this statement, when we talk about “IGR” or “we” or “our”, we are referring to IGR Mortgage Services and its parent company, Encore Holdings, Inc, an Oregon corporation.

IGR reserves the right to update and/or modify this policy from time to time as described herein.

1. PERSONAL INFORMATION

IGR is a real estate lender and mortgage broker. You may be required from time to time to provide IGR with certain personal information, including without limitation, your name, address, telephone number, electronic mail address, credit card information, bank account information, financial statement and your social insurance or social security number (collectively, your “Personal Information”). IGR will use your Personal Information to underwrite your loan application and will not release your Personal Information without your permission, except:

a. as permitted in this Privacy Policy;

b. as permitted in any written agreement between you and IGR;

c. where we believe it is reasonably necessary to conduct business; and

d. where we believe it is necessary to enforce our rights under any Agreement between you and IGR, and

e. as required to respond to court orders and legal investigations

2. SHARING PERSONAL INFORMATION

Financial companies choose how they share your Personal Information. Federal law gives consumers the right to limit some but not all sharing. Federal law also requires us to tell you how we collect, share, and protect your personal information. Please read this notice carefully to understand what we do.

The types of personal information we collect and share depend on the product or service you have with us. This information can include:  Social Security number and income  account balances and payment history  credit history and credit scores. When you are no longer our customer, we continue to share your information as described in this notice.

By submitting a loan application or a request to be pre-qualified to us, you authorize us to share your Personal Information with our lenders, investors, affiliates and third parties as described herein only to process your loan application and reach a decision on making the loan or to otherwise facilitate your loan process.

In some cases, we will employ or use service providers such as title companies, appraisers, consultants, and temporary workers, third party software developers, to complete a business process or provide a service on our behalf. For example, we may use service providers to enhance our website technology, deliver products, or to send Emails. When we employ service providers, we may need to share your personally identifiable information. Service providers are strictly prohibited from using your personally identifiable information for purposes other than to act on our behalf.

IGR does not share your personal information with outside companies for their promotional use, however, IGR will from time-to-time offer you products and/or services after your initial business contact and loan application is concluded.

IGR will provide a means for you to manage and control the information that you have voluntarily provided to us, and a means for you to communicate your privacy questions and concerns to us.

3. THIRD PARTY RELATIONSHIPS

IGR has many relationships with Third Parties that are required and necessary for IGR to conduct business in financial services. Third Parties are those not related by common ownership or control with IGR. They can be financial and non-financial companies and individuals. Non-affiliated companies we share with include: Banking and financial institutions, mortgage service providers, title insurance companies, hazard insurance companies, mortgage companies, appraisers, home inspection companies, real estate companies, direct marketing companies and other individuals and entities used in the normal course of business.

4. SECURITY

IGR has security measures in place to attempt to protect against the loss, misuse and alteration of your Personal Information under our control. Unfortunately, no method of data transmission or storage is entirely secure, and while we make reasonable efforts to protect data stored on our networks, we cannot ensure or warrant that security of any information that you transmit to us, and you do so at your own risk.

To protect your personal information from unauthorized access and use, we use security measures that comply with federal law. These measures include computer safeguards and secured files and buildings.
Only authorized employees have access to the information you provide us. For example, we impose strict rules on IGR employees who have access either to the databases that store user information or to the servers that host our services. While we cannot guarantee that loss, misuse or alteration to data will not occur, we make every effort (such as the use of employee passwords and non-disclosure agreements) to prevent such unfortunate occurrences.
