What Is Your Note Or Contract Worth?
The value of your note or contract secured by real estate depends on several factors. We assess the risk of default should the payor (property owner) stop making payments. The main things we look at are what price the buyer paid for the property, the buyer’s downpayment, payment record, credit score, property location, type, condition and current market value. Of course the payment structure is important, including interest rate, payment amount and whether or not there is a balloon payment.
Sell a Partial Interest
For holders of notes and contracts who don’t need maximum cash proceeds, selling a partial interest should be considered. For example, if payments are scheduled for another 10 years the seller could sell 5 years of the payments. Then the paper would revert back to the seller and the remaining balance would still be substantial. This has the following benefits:
